When closing on your home with us, you can be confident that you are the true and rightful owner of your property. You’ve done all of the work to find your dream home; you deserve to rest assured that no one else has a claim to the title, because, although it sounds like a bad horror movie, that can happen! Before you ever arrive at the closing table, we put your title through a rigorous, multi-point inspection, so there are no surprises. Our closing agents perform:
A thorough exam to make sure the person selling the home is the owner;
An investigation of any unpaid balances, including:
Mortgages
Mechanic liens
Outstanding judgments
Pending foreclosures
A careful property survey to eliminate concerns of:

Comprehensive Title Policy

Our detailed title search typically identifies and even clears up any discrepancies regarding the rightful ownership of the property. Once in a while, however, there is an unforeseen cloud in the title that even we cannot find. Rarely, homeowners will come across a filing error from before the electronic era, forgeries, or even an undisclosed heir years after they’ve purchased their home. Although we hope this never happens to you, and we work exceptionally hard to avoid it, these are the types of disputes where the owner’s title insurance becomes invaluable.
If you are using a lender to finance your home, they will require that you protect their financial investment through what is known as a “loan policy of title insurance.” However, this does not protect you, the home buyer, and only protects the lender. We highly recommend investing in a policy to protect yourself, as well. For a one-time investment, you are protected for the entire time you and your heirs own the home.
